What we do
Strip and wax (VCT). Every layer of old finish chemically stripped, the floor neutralized, then four to five fresh coats laid down with dry time between each. The full reset for a neglected floor.
Scrub and recoat. Top layers scrubbed off and one or two fresh coats applied. Faster and cheaper than a strip, and the right call if you catch the floor before the finish wears through.
Burnishing. High-speed polishing that brings up gloss and hardens the finish so it lasts longer between recoats.
Concrete scrubbing. Auto-scrubber passes for shop, warehouse, and hangar-adjacent floors that need soil and grit removed without refinishing.
Tile and grout. Pressurized cleaning that pulls soil out of the grout lines mopping just moves around, with sealing on request.
Which one your floor needs
Look at the traffic lanes against the room edges. Duller lanes with finish still showing means a scrub and recoat, and you should book it before it gets worse. Lanes worn back to bare tile means the finish is gone and it’s a full strip. A uniformly tired shine usually just needs burnishing. Booking a strip when a recoat would do wastes money; booking a recoat when the finish is already gone means paying twice.
The Redmond grit factor
Winter traction rock and cinders come in off gravel lots and shop aprons and act like sandpaper under every shoe and forklift tire. Redmond buildings burn through floor finish faster than a wetter climate would, and the wear shows up first at the entries and roll-up doors. A burnishing cycle plus a recoat before the wear reaches the tile is far cheaper than the strip you’ll otherwise need.

Often yes, section by section around your operation. We plan the sequence so a working area stays open while we run the auto-scrubber through the rest.
How often does childcare VCT need stripping?
Usually annually, with scrub-and-recoat and burnishing in between. Heavy grit tracking and constant traffic can push it sooner.
Can you do it while we’re open?
Strip and wax, no. It involves chemicals, standing water, and uninterrupted dry time, so it’s after-hours or weekend work. Machine scrubbing can sometimes run during hours.
