Tile and grout. Pressurized cleaning that pulls soil out of grout lines, with sealing on request.
Reading your floor
Compare the traffic lanes to the room edges. Duller lanes with finish still visible means scrub and recoat. Lanes worn to bare tile means the finish is gone and it’s a full strip. A uniformly tired shine usually just needs burnishing. On heavily used county floors this is worth checking on a set interval, because civic traffic wears finish quickly and a missed recoat turns into a full strip.

Strip and wax is after-hours or weekend work because it needs chemicals, standing water, and uninterrupted dry time.
