Strip and wax, scrub and recoat, burnishing, tile and grout, and concrete scrubbing for La Pine’s commercial floors. It’s the work that keeps a floor in service instead of sending it to replacement.
Floors along the corridor
La Pine’s commercial floors run to Highway 97 retail and service VCT, restaurant tile, and the sealed and unsealed concrete in the shops and storage buildings off the highway. Refinishing is naturally a weekend or overnight job, which suits a route trip: we hold a La Pine block, come down once, and get the floor through its full dry cycle without a second drive.
The options, and when each fits
A full strip and wax takes the floor back to bare and lays fresh coats down; it’s the reset for VCT that’s been mopped for years and never refinished. A scrub and recoat pulls the top layers and adds a coat or two, which is quicker and cheaper if you catch the finish before it wears through. Burnishing polishes and hardens the surface to stretch the interval between recoats. Concrete scrubbing runs an auto-scrubber across shop and storage floors that need soil off but no finish. Tile and grout gets a pressurized clean, with sealing on request.
Which one your floor needs
Read the traffic lanes against the room edges. Duller lanes with finish still showing means recoat, and sooner rather than later. Lanes worn back to bare tile means the finish is gone and it’s a full strip. A tired but even shine usually just wants burnishing. Booking a strip when a recoat would do wastes money; booking a recoat over gone finish means paying twice, because the new coat has nothing to grip.
Timing the trip
Because refinishing needs uninterrupted dry time, it’s after-hours or weekend work regardless of location, and La Pine’s distance makes a planned block the sensible approach rather than a same-day round trip. If you’re refinishing a floor, it’s the ideal moment to bundle a carpet extraction or a pressure wash into the same visit.
FAQ
Can you refinish while we stay open?
No. Strip and wax involves stripper, standing water, and dry time between coats. Machine scrubbing on sealed concrete can sometimes run during hours; refinishing can’t.
How often does retail VCT need a full strip?
Usually about once a year, with a scrub-and-recoat and burnishing in between. Heavy grit tracking shortens it.
Is a weekend trip worth it for one floor?
It’s most economical bundled. Pair the refinish with other project work on the same La Pine visit and the trip earns its keep.
